Thank you for choosing Outside Chance for your vacation needs. We manage a wide range of cabins and homes in the Helen and Lake Burton areas. Your choice of lodging location and amenities as well as season will dictate the price for your accommodations. We are required to collect a 7% Georgia sales tax and a 5% Helen tax for properties in the city of Helen.

A deposit of 25% is required at time of reservation. This may be secured via check or credit card. Outside Chance accepts American Express, MasterCard and Visa cards. Your deposit is applied to your rental stay. The deposit is fully refundable if your reservation is cancelled more than 30 days prior to your stay. It is 50% refundable if cancelled 2-4 weeks before your stay and not refundable if cancelled less than 2 weeks prior to the stay.

SECURITY DEPOSITS ARE REQUIRED FOR MOST PROPERTIES. THIS DEPOSIT OF 25% ALSO CAN BE SECURED WITH A CREDIT CARD. The deposit will not be charged to the card unless damage to the property does occur during your stay. If this should occur, it will be discussed with the responsible party.

Check in time is 3:00 PM for all properties. Check out is 12:00 noon. Check out procedures are posted in all cabins-please observe them and feel free to ask if you have questions.

All properties are fully furnished with linens and kitchen equipment. Guests will need to provide consumable items such as food, paper products and firewood.

Pets are not permitted in the majority of our properties. There are a few exceptions- we can discuss those with you if you have special needs for pet accommodations.

Smoking is not permitted in any of our properties. Please assist us by complying with this policy.

Payment may be made with personal check, cash, or credit card at time of check-in.

The responsible party for the rental agreement agrees to accept responsibility for any actions or damages caused by rental guests sharing the accommodation. The responsible party also releases Outside Chance and property owners from any liability for accident, loss of property, or negative outcome associated with their rental term.
